Our client spotted a strong investment opportunity in a property listed at £62,000, well below its potential market value. Although the property required refurbishment, the projected post-renovation value stood at £145,000, offering significant capital growth.
The client had a clear plan: acquire the property, complete the necessary renovation works, and then refinance onto a Buy-to-Let mortgage. With anticipated monthly rental income of £800, the property would generate reliable income to service the mortgage and contribute to long-term financial stability.
To secure the property quickly and begin renovation works, the client needed fast, flexible funding. Forecast Finance arranged a 12-month bridging loan at 75% of the purchase price, equating to £46,500. This gave the client the financial breathing space to focus on improving the property without immediate repayment pressure.
As is often the case with property transactions, there were legal delays that threatened to slow progress. However, by working closely with the client and their introducing broker, we were able to overcome these challenges and keep everything on track.
The result was a successful acquisition and refurbishment project. The value of the property increased by over £80,000, and tenants were ready to move in shortly after the works were completed. With the Buy-to-Let refinance strategy in place, the client was able to repay the bridging loan and transition to a long-term, income-generating investment.
